Ultim takes center stage in the latest edition of Boem Westland, the leading real estate magazine of the region. In a four-page interview, founder and owner T-J van der Drift, CFO Sander Rens, and Real Estate Manager Stef van Zijl discuss Ultim’s growth and the approach that has driven its success.
“Building value together. In just a few words, that sums up what Ultim stands for.” — T-J van der Drift, Founder and Owner of Ultim.
Boem Westland
Boem is a regional trade magazine that highlights the people and companies shaping Westland. It serves as a platform for entrepreneurs active in real estate, development, and investment across the region. The magazine is distributed at various locations throughout Westland. In its latest edition, Boem sits down with the team behind Ultim.
From First Acquisition to Three Pillars
T-J van der Drift began his entrepreneurial career in the civil engineering and infrastructure sector. This was followed by Carwash Westland and his first real estate acquisition. Step by step, he built from Naaldwijk what Ultim is today: an investment company with more than 20 years of experience, over 50 real estate projects, and 10 growing businesses — operating through three pillars under one roof: Real Estate, Investments, and Financing.
In the interview, T-J explains what drives that growth: “Ultim was built on a clear conviction: sustainable growth is achieved through discipline, a long-term perspective, and a consistent focus on creating value. That principle forms the foundation of everything we do.”
The Three Pillars in Practice
Real Estate Manager Stef van Zijl explains how Real Estate, Investments, and Financing strengthen one another. Within Real Estate, Ultim focuses on the acquisition, development, transformation, management, and operation of real estate assets — ranging from commercial properties and business units to the redevelopment of existing commercial real estate.
Through Investments, Ultim participates in companies with strong growth potential. CFO Sander Rens explains: “Sometimes we take an active role in building a business, while in other cases we act as a stable strategic partner. What matters most is that we contribute not only capital, but also our expertise and network.”
Financing completes the picture. As Sander explains: “We do not have to go through lengthy approval processes. If the business case is sound and aligns with our strategy, we can act quickly.”
